A property survey is essential before buying a home. Here is what the different survey types cost and which one you need.

| Survey Type | RICS Level | Average Cost | Best For |
|---|---|---|---|
| Condition Report | Level 1 | £200–£400 | New-build or very recent properties |
| HomeBuyer Report | Level 2 | £300–£600 | Standard properties under 80 years old |
| Building Survey | Level 3 | £500–£1,200 | Older, larger or unusual properties |
| Structural Survey | — | £500–£1,000 | Specific structural concerns |
| Party Wall Survey | — | £700–£1,500 | Building work near shared walls |
| Damp Survey | — | £200–£400 | Suspected damp problems |
Most homebuyers should get a Level 2 HomeBuyer Report as a minimum. If the property is over 80 years old, has been significantly altered, or has visible issues, invest in a Level 3 Building Survey.
If serious problems are found, you have three options:
1. Renegotiate the price — Use the survey findings to negotiate a reduction that covers repair costs
2. Ask the seller to fix issues — Before completion, request that critical repairs are carried out
3. Walk away — If the problems are too serious or expensive, you can withdraw your offer
A survey that uncovers a £5,000 roof repair pays for itself many times over. Never skip a survey to save a few hundred pounds.
